The Alva House is located within a gated community in Londrina, Paraná, and was designed with the purpose of being sold, without a predefined client. The primary goal was to create a project capable of accommodating diverse family profiles.

The sloping plot presented an initial challenge due to its elevation relative to the street. To address this, the land was leveled, enabling the construction of a two-story house.

The ground floor program is accessed through a garage designed to accommodate three vehicles. Adjacent to the garage is a storage area for tools and home maintenance items. This level also houses the social spaces, including the living room, dining room, TV room, kitchen, and gourmet area—all integrated into a spacious environment with a double-height ceiling. These areas open directly to the rear of the lot, where the deck and swimming pool are located. Additionally, this floor features a suite/home office, a powder room, a laundry room, and an outdoor bathroom.

The project emphasizes cross-ventilation, with aligned front and rear openings, as well as upper windows in the double-height space that allow hot air to escape and promote natural air circulation.

The upper floor consists of five suites and a TV room, arranged around the central void created by the double-height ceiling. The master suite stands out with its large walk-in closet and elegant bathroom, which includes a bathtub and a strategically positioned skylight to ensure ample natural light.

The volumetry of the Alva House was designed to optimize the use of the plot and the allowable building coefficient, resulting in a compact and functional volume. The upper floor extends over the garage, creating a subtraction on the ground floor that adjusts proportions and defines spatial boundaries. The construction employs masonry, with painted finishes as the predominant treatment. On the front and rear façades, concrete and wood cladding were used to organize the openings and add visual interest to the building’s main elevations.
