The development is situated on one of the last available lakeside plots directly on the shores of Lake Constance. The sense of openness and freedom conveyed by this location is perceptible in every residential unit and throughout the entire site. A key premise was to provide as many apartments as possible with views of the lake—even within the deeper building zones in the western part of the site. The higher-quality owner-occupied apartments are positioned along the waterfront, offering unobstructed views of the water. The rental apartments are arranged in a second row, yet still benefit from generous visual corridors.

At the access point to the cantonal main road, the set-back building volumes create a courtyard facing the city. The arrangement of the buildings emphasizes the exclusive lakeside setting, whose spatial openness is present throughout the development. Continuous balconies take up this sense of openness and extend it into the generously designed living and dining areas, which in turn discreetly shield the private rooms.

Facing the lake, balconies and loggias expand the interior spaces outward. The “boxes” containing the private rooms form the basic structure, with the living areas spanning between them. Balconies of varying depths articulate and enliven the otherwise regular façades. These cantilevered elements also allow residents to step beyond the building envelope and experience the surroundings more directly.
