Prominently positioned, the Schützenwiese office and industrial park stands like a flagship directly at the motorway entrance. The central office tower, projecting across the entire width, unifies the lateral production wings into a cohesive, dynamic building volume. Ramps compensate for the topographical differences and provide access to several fully usable levels.

To the north, two high production floors connect to the office tower. The southern sector, accommodating commercial uses, is designed as a single storey, partially with mezzanine levels. The hall at the center of the office tower forms the representative entrance for the companies located within. To ensure flexibility for future growth and restructuring, the column-free floor plates of the administrative building are kept functionally open, allowing the structure to operate like a flexible spatial machine.

Inside, the atmosphere resembles that of a refined office complex. The production level is located at ground level within the building’s base and remains visually discreet due to its dark glazing. Above, the office tower, with its continuous metal façade, integrates the upper production floor into the overall form. Windows with distinctly dark frames are evenly distributed across the façades. High-quality sandwich panels add an additional dimension to the surface design through their light-sensitive coloration.

Groundwater is used to heat and cool the site. Sustainable planning and design, together with the quality of the selected building materials, meet future usage requirements and ensure an energy-efficient and environmentally responsible use of resources.
