Aura Residences is located in Kolovicë, within the protected Germia Park – one of Prishtina’s most significant natural and recreational areas. Just 3 km from the park’s main entrance, the project sits on a south-facing sloped terrain that ensures natural daylight throughout the day, passive solar heating in winter, and sweeping views of the city. Spread across 5.2 hectares, Aura Residences is envisioned as a gated ecological community of 58 homes, carefully distributed in diverse typologies to accommodate different family needs. Each dwelling is designed with a private green courtyard, blending contemporary architecture with the site’s rich natural biodiversity.
The architectural concept embraces bioclimatic design and green building principles. Low-carbon materials, natural fiber insulation, triple-glazed windows, ventilated facades, and green roofs provide high thermal performance and energy efficiency.
The houses are designed in six typologies, ranging from 180m² to 300m², accommodating diverse family structures while maintaining a cohesive modern language. Large glazed openings to the south capture sunlight and views, while integrated shading devices ensure comfort during the summer months. Green roofs and vertical gardens not only soften the built forms but also reinforce biodiversity and improve the microclimate. The architectural palette is minimal yet warm, blending natural textures with clean lines, creating an atmosphere of timeless elegance.
Aura Residences transcends the idea of a conventional residential development.
