Oxford North is a seven-story, 128-unit apartment development located at the intersection of Oxford Street and North Street in Halifax, NS, Canada. As the city continues to grow and peninsular neighborhoods mature, there is increasing demand for modern apartment accommodations that allow long-term residents to remain in familiar areas while transitioning to more efficient and comfortable housing. At the same time, new residential development is needed to attract additional residents and support neighborhood revitalization. Oxford North was conceived to address both needs by delivering contemporary, high-quality apartments within a well-established urban context, with a strong emphasis on energy efficiency and indoor environmental quality.
The building itself is designed to integrate respectfully with its surroundings, which include a mix of residential, institutional, and commercial uses. The site spans multiple lots with frontage on North Street, Oxford Street, and Seaforth Street. Building heights in the immediate area range from low-rise residential to larger institutional structures, and the Oxford North massing responds to this context through a stepped-back upper story design.
In Canada, mechanical designers are required to incorporate balanced ventilation into the building’s plans to comply with the National Building Code of Canada (NBC). As a result, every dwelling in the building is equipped with a FIT 120E ERV, providing balanced ventilation with both sensible and humidity recovery. This approach checks a box on the surface, but in reality, it ensures a continuous supply of tempered, outdoor air while significantly reducing the energy losses typically associated with balanced schemes without recovery.
By recovering sensible heat from exhaust air, the systems reduce heating and cooling loads, which is particularly important in Halifax’s variable climate. In addition, the ability to recover latent energy allows the systems to manage indoor humidity more effectively, helping to maintain comfortable moisture levels during colder months while contributing to year-round indoor air quality. Balanced ventilation prevents pressure imbalances within suites, supporting consistent performance and reducing the risk of drafts or unwanted air infiltration.
Durable exterior materials were selected to support long-term performance and reduce maintenance. Strescon provided more than 18,000 sq. ft. of architectural precast concrete panels. According to their social media post, “Strescon produced architectural precast concrete panels embedded with Metro Brick thinset red brick for the first three floors. The top four storeys, set back five feet from the lower floors, feature white architectural precast concrete panels with a medium sandblast finish between the windows”. These panels enhance visual appeal, ensure durability and low maintenance, resist corrosion and damage, and eliminate thermal bridges—complementing the mechanical systems that underpin the building’s energy efficiency goals.
