Shaping scale, sustainability, and sense of place

Brunswick Yard, by Australian architecture and interior design studio Carr, draws on its industrial urban context to integrate architecture, interiors, and landscape into a cohesive multi-residential development. Completed in 2024, it is the studio’s largest residential work to date and demonstrates Carr’s breadth and versatility in residential design.

Rooted in history and shaped by an industrial vernacular, Brunswick is a multifaceted Melbourne suburb known for its eclectic spirit. In response, Brunswick Yard acknowledges the area’s past while creating a contemporary setting for modern living, grounded in Carr’s focus on proportion, natural light, and material clarity.

A seamless inside–out relationship

At the core of Brunswick Yard is a seamless relationship between inside and out. With Carr responsible for both architecture and interior design of 122 apartments across eight levels, continuity between exterior and interior is carefully maintained. The clean lines and simple forms of the facade extend inwards, creating a consistent design language enriched by a diverse range of apartment types.

Shaping scale and streetscape

The project balances elevated design with higher-density living. Part of the design process involved introducing a more intimate residential scale to a street previously dominated by large warehouse buildings. Responding to Brunswick’s evolving shift towards medium- and high-density development, Carr’s design introduces a streetscape with greater variation, rhythm, and a stronger human presence.

The building’s long frontage is broken into smaller modules, expressed as a series of four-storey townhouses that soften the mass of the overall development. Two laneways punctuate the street edge, allowing light and air into the site, improving amenity for residents, and enabling dual-aspect apartments with cross-ventilation.

At the heart of the scheme is a central courtyard — an urban garden that provides both outlook and connection, the courtyard establishes a clear sense of place. The overall form of the building is carefully moderated: the fourth level is recessed to read as a floating podium, while upper-level setbacks reduce the visual weight of the eight-storey height.

Material richness and expression

The setbacks also allow for taller interiors, with a number of apartments featuring 3.5-metre-high ceilings and exposed concrete soffits, adding volume and material richness. Aesthetically, the project is defined by its use of concrete and steel mesh, reinterpreting the industrial character of the area through a raw yet refined brutalist language.

Concrete offers the strength and durability to support long spans with fewer vertical elements, allowing layouts to remain flexible for the future. When paired with an enduring architectural approach, such a structure has the potential to last for centuries. At Brunswick Yard, this quality is explored through the material’s raw honesty and the varied effects achieved with oxides, aggregate mixes, and surface treatments. The use of concrete also responds directly to Brunswick’s industrial character, giving the building an identity rooted in both material expression and its connection to place.

“The use of a singular material was critical,” notes Carr Director Richard Beel. “It speaks not only to Brunswick’s character but also to the atmospheric qualities we sought to express. Although the building is monolithic in form and material, the articulation of the facade and the layering of planting introduce a softness, allowing its raw qualities to convey an unexpected lightness.”

 

Mesh, landscape, and living edges

Steel mesh is used throughout the project for both functional and visual purposes, forming balcony edges, screening, and a support structure for planting. First explored by Carr as a way to control sightlines, here it is scaled up to support vines that will gradually soften the building’s form. The landscape design introduces private outdoor spaces with garden beds, canopy trees, and pathways, anchored by a central north-facing lawn that creates a sanctuary-like setting. Handcrafted timber doors at ground level bring further warmth and tactility.

Sustainability strategies

Sustainability underpins the project at multiple levels. Brunswick Yard achieves a NatHERS (Nationwide House Energy Rating Scheme) score of 7.3, supported by passive and low-carbon strategies such as cross-ventilation, dual-aspect apartments, and the use of thermal mass to regulate temperature. Concrete surfaces were left exposed to minimise secondary finishes, reducing embodied carbon and material waste, while prefabricated cladding elements improved construction efficiency.

The steel mesh facade provides shading, privacy, and climbing surfaces for planting, reinforcing the project’s biophilic approach. Designed with adaptability in mind, the demountable cladding system and flexible apartment layouts support long-term use and reuse, extending the building’s life and reducing future environmental impact.

Materiality and connection to place

Brunswick Yard responds not only to its urban and social context but also to Carr’s enduring interest in materiality as a driver of experience. For Richard Beel, the choice of materials — and the way they are treated and detailed — can shape emotion and connection, particularly in multi-residential projects. Here, the use of a singular material, concrete, lends clarity and strength to the architectural language, resulting in a project that both reflects the character of Brunswick and contributes to the neighbourhood’s ongoing transformation.
