This project confronted us with several situations that the correct architectural design helped us solve. The property has 6.6 m of frontage and we achieved a program of 5 apartments in a structure of basements with open floors and load-bearing walls on the upper levels.

Due to the size of the apartments, the regulations established 2 parking spaces for each one. This led us to design and build 2 basements for 10 cars, an objective that was achieved only with a car lift that autonomously manages the organization of the cars in the parking lot.

Despite the complex excavation, due to being in a lake area and the small front of the property, using the Berlin wall method allowed us to integrate a very interesting solution, since the dies were located at the level of the basement ceiling slab 2 — at first, to be able to continue excavating—but more importantly, to use them as beams for what turned out to be the final structure. Taking advantage of the fact that it did not have to be removed, we were able to continue enabling the higher levels.

The distribution of the apartments includes 2 very good-sized bedrooms, illuminated from the cube, achieving all natural lighting without compromising privacy. The living room, dining room and kitchen have cross ventilation, which is not affected by the double window, nor by the location of the room, maintaining public and private spaces with a comfortable separation.

The gates on the balconies were recessed from the wall by 70 cm, achieving a space that resembles a terrace more than the typical balcony that has proliferated where nothing fits. Next to it and in front of the kitchen window, planters with automated irrigation were placed to fill the views of nature and create a better environment.
