The place It is a building built in the district of Boedo, in a typical plot of 8.66m which has the peculiarity that its background is adjacent to an urban patio with plenty of trees, where a football school and a small square. The views of this green lung coincide with the best orientation: the north. This neighborhood of CABA, like many others, has been modifying its physiognomy as a consequence of the important demand of multifamily houses produced in recent years. Without losing even its characteristics of neighborhood, begins to suffer and enjoy the inevitable changes that generates every proposal of densification of a city.

The proposal We think then that, pending the urban transformations, which we understand will continue to occur, the building should be a piece lacking in adjectives, sufficiently neutral to coexist with what is now and what may accompany it in the future, with a formal will Concentrated in its constructive expression and in its production process. In view of these issues, it seemed appropriate to propose a building whose facade had no accents or articulations and, if possible, be solved with a single material. We also tried to continue experimenting with the concrete in sight as we have been doing in our last works since we evaluated that the aesthetic constructive system that we propose could solve, with the necessary adaptations, both the subject of a dominant material of easy assimilation to different Such as the shortening of construction times, the low future maintenance and a very limited cost for the location (southern area of ​​the city) and consequently for the also limited purchasing power of potential buyers. The adaptation consisted mainly of using the concrete seen to solve the facades, the vertical core and a series of internal partitions that fulfill the double function of being room dividers and resistant structure. For the two medianeras it seemed logical to continue thinking about a traditional solution of concrete columns hidden in double masonry wall since this way more effectively solves the thermal insulation of the environments that enclose. We also wanted, as in the House of Concrete, to resolve the façades as a bellows between public and private space, with a series of vertical partitions that vary their position from floor to floor and allow to resolve the openings in each room of the whole width And available height. The views into the interior of the units facing the street are protected by these elements and those that give the green lung allow to perceive as the user moves within the department always changing frames of that landscape. Regarding the decisions on the ground floor, we decided to leave it free of functions, so as to offer public space, air, light and views to the back garden, and that on the other hand there were no housing units damaged by their contact with the public quota . Finally we decided that each housing unit should have the greatest flexibility of use possible and we also provide a generous expansion and at the same time protected by the partitions that organize the facades.

The functional organization It is a building of free ground floor, with 5 floors type of four units monoambientes each and a sixth where it develops a terrace and environments of common use, in addition to a housing unit of a bedroom. On the floor plan with views of the city and natural lighting is accessed, on the floor type, four units mirrored: two facing the front, which are paired by the bathrooms and a kitchen, and two towards the quiet part of the building in the same situation. The concrete partitions seen defining these service spaces have, as already mentioned, a structural function and also delimit those environments "bellows" that give greater sound intimacy to the main spaces of each housing unit. The creation of the two small patios in the center of the plant obeys the purpose of providing all units with cross ventilation and additional lighting in the deepest sector of the plant.

The constructive solution The structural system that resolves the type plant with supports in the center of the same, required a space of transition to be able to have a free ground floor with supports only in the medianeras. It was solved by beams that receive loads from the system of central partitions of the type plant and transfer them to the median axes. This system of beams is closed up and down with slabs that also allow the deviation of the uprights of the installations towards the edges without requiring an armed ceiling that introduces another material. The medianeros walls were revoked and painted with white latex inside and finished with a plastic plaster on the outside. The floors are of smoothing cloths of cement divided by aluminum plates. The encounter between walls and the ground was solved with a recessed aluminum profile in the shape of a base. The openings are dark bronze anodized aluminum. The heating and cooling system is solved with individual split units.   From Mar Azul to Boedo It was very interesting as an experience for our study to work starting from a constructive aesthetic system that is born closely related to the environment and the program that originates it: summer houses in a marine forest, and that needs to be revised to respond to a theme and a So different surroundings. We assumed the challenge that the language that we have developed in the houses could not support the passage of scale, the changes of program and its location in the urban fabric.
