Our project foresees the demolition of the wings of the bourgeois house, of the R+2 and R+3 levels of the 80's wing and of the current kitchen. The demolition of the wings of the bourgeois house allows the new organization of the social life above the logistic zone, makes possible the concentration of all the surfaces of the "social life" on 2 levels aligned with those of the existing accommodation wing. The small surface areas of these wings, the complexity of the work required for their adaptation, as well as the difficulty of their thermal treatments, justify this decision. We also plan to build a new accommodation wing and a new social life part, as well as the rehabilitation of two levels of the 80's wing with the care on the ground floor and the accommodation on the first floor. We have favored a project of R+1 on its entirety, in order to reduce level changes for residents and staff and to make daily movements as smooth as possible. Contrary to the proposal of the scheme provided in the program, we opted for the maintenance of a second level on the existing wing in order to find a better compactness of the volume and a greater conservation of the existing and thus reduce the costs.

Context
Within the constraints of the existing buildings, the project seeks a harmonious integration into the site by taking into account the different situations of the place. The bourgeois house will be renovated, enhanced and positioned at the center of the project. It will be visible from the city center and will mark the entrance to the Ehpad. A square will be created, linking the entrance level to the the crossroads at the intersection of rue Millet-Hugot and route d'Auxerre. From here, the city center as well as the Coulanges train station will be accessible on foot. The volume of the new construction of the life-social/management wing creates a new façade alignment on rue Millet-Hugot and takes up the alignment in extension of the street towards the city center. After analyzing the construction of the historic downtown, we were inspired by the passageways of the houses on the street with a sequence of hidden patios to introduce a similar pattern into our project: a sequence of outdoor spaces and patios, beginning with the entrance forecourt, a mineral patio, an enclosed walking garden, and finally the residence park. The height of the existing accommodation wing will be reduced to half in order to reduce the visual impact from the road to Auxerre. The complex will thus approach the scale of the historic city building. The living rooms and the dining rooms of the "social life" with their southern and western orientations, will have a view on the expanses of Burgundy as well as towards the city center.

As mentioned above, our project includes the partial demolition and rehabilitation of the 80's wing, the rehabilitation of the bourgeois house, as well as the new construction of a large part of the building. We propose a high degree of prefabrication in wood construction, in order to reach good durable and thermal performances and at the same time to reduce the construction time and the nuisances for the inhabitants. Different processes are conceivable:

- Repetitive modules of prefabricated rooms in 3-D cubes, with pre-installation of bathrooms
- Timber frame construction with prefabricated and pre-insulated modules
- Solid wood construction (CLT) All these processes have the advantages of:
- A fast, silent and low-waste construction site
- A great precision of execution, thanks to the prefabrication in workshop and advanced technologies
- A high environmental performance and a good carbon balance
- A warm aesthetic of interior and exterior finishes
