This home was conditioned using (2) MXZ Hyper Heat Multi-Zone outdoor heat pumps from Mitsubishi Electric. Each MXZ outdoor unit is connected to (2) SVZ Multi-Position Air Handlers creating (4) individual comfort zones within the home. The zoning capabilities allow the homeowners to set distinct comfort zones within the home; if the Master Bedroom needs to be kept warmer than the main living area, or the other bedrooms feel too warm, they are able to individually control each indoor unit’s airflow and temperature settings.
No matter their setpoints, all (4) comfort zones connect back to the (2) MXZ outdoor units equipped with Hyper-Heating INVERTER® (H2i®) technology. This technology allows the units to operate at 100 percent heating capacity in outdoor ambient temperatures as low as 5° F, boosting the home’s resiliency in extreme cold.
This LEED Platinum home is all-electric, set up for aging in-place, has a minimal environmental footprint, and is located in a great walkable community.
Situated on the owner's original double lot, the two existing 1950's homes were carefully deconstructed for material recycling. Local reclaimed materials included vintage scalloped wall paneling, a vintage cast iron tub and various plumbing fixtures. Nearly 100% of the new material was USA made.
While larger than the neighboring homes, its massing is split into two primary elements that relate to the neighborhood's scale and rhythm. These two masses are joined by a butterfly roof formed from curved glulams, which logically define the interior spaces and provide natural ventilation via operable transom windows and lots of natural light.
Aging in-place strategies include single floor living, flush floors, a lap pool, blocking for grab bars, and wide door and hallway clearances. A guest suite doubles as a future care givers space.
For resiliency, a battery back up system, powered by a 7.2kW solar array, is pre-wired to supply power during outages. The entire roof has 'Ice and Water Shield' to prevent high wind roof damage. Oversized gutters and downspouts handle extreme storms.
The landscaping utilizes native plantings and retains 100% of the stormwater on site via rain gardens, bioswales, and permeable pavers.
These high-performance strategies attained a 74% reduction, making it one of only 331 national projects that achieved the 2030's 70% reduction target.
