Gonio Yachts and Marina stands as a landmark development on the Black Sea coast—an essential component of Eagle Hills’ $6.6 billion investment in the region. Designed in collaboration with our partners SOG and F&M, the masterplan redefines large-scale coastal urbanism through its seamless integration of nature, infrastructure, and community life.
Nestled between the Black Sea shoreline and the lush green hills of Adjara, the masterplan provides the foundational infrastructure for a future population of 30,000 residents, with a total Gross Floor Area of 1,265,962 square meters. The development is structured into distinct yet interconnected districts—residential, commercial, hospitality, landmark, and public realms—woven together by landscape corridors and pedestrian-focused streets.
At the heart of the project lies the Central Lagoon Spine, a defining feature that shapes the entire masterplan. Stretching one kilometer and covering 391,000 square meters, the lagoon brings continuous water and green corridors from the main arrival point all the way to the seafront, enhancing ecological performance and visual connectivity.
The Marina District serves as the primary activity hub, offering direct beach access and a rich mix of retail, leisure, and mixed-use facilities. A coastal boulevard links the marina with residential neighborhoods, where mid-rise apartments, townhouses, and villas are arranged to maximize panoramic views of the sea, surrounding mountains, and river deltas.
Overall, the Gonio Marina Masterplan establishes a fully integrated waterfront community that harmonizes living, leisure, and hospitality while honoring the natural environment and strengthening regional connectivity. With its scale, vision, and strategic design, the project is poised to become a defining destination on the Black Sea and a reference point in contemporary master planning.
