Make has developed a vision which transforms this strategically important brownfield site, currently characterised by derelict industrial land, into a vibrant, sustainable and attractive new urban quarter which will act as a residential and cultural hub for Haringey and create a strong new identity for the area.The scheme’s defining characteristic is its permeability: our proposals facilitate movement, interaction and activity across the site, addressing the key issues identified in the brief of improving connection to the surrounding urban fabric and internal linkages within the area.

The development provides between 1,100 to 1,200 private and affordable residential units situated on a series of well-connected streets and spaces linked by pedestrian and cycle routes, encouraging connectivity and integration. A generous provision of private outdoor space in the form of roof terraces, balconies and courtyards combines with a variety of open green public spaces, communal gardens and play areas.

The composition of the scheme rises and falls in response to its context, culminating at its highest point in taller buildings aligned with a new civic square, forming the heart of the development and a central focus for a range of associated commercial uses and community activities.
