Housed at the corner of one of Golf City’s most prominent plots now stands ROMS Code One—a commercial building that quietly commands attention. Born from a client’s desire to create something memorable without compromising on efficiency, the project balances ambition with restraint, statement with sensibility.
What first appears as a simple stacking of cuboids slowly reveals a carefully considered curation. Blocks are moved, not arbitrarily, but intentionally—creating rhythm and tension, while carving out open balconies that serve as much-needed outdoor extensions to the office spaces. But these aren’t your typical stacked terraces. There are no repetitive floor plates here; the balconies are scattered across different faces and levels of the building, breaking the monotony and offering varied vantage points of the city. Each one feels like a discovery—an intentional pause woven into the dynamic fabric of the structure, offering light, air, and a sense of openness in the middle of a commercial core.
The architecture speaks in contrasts. A rich terracotta palette meets the calm neutrality of soft grey panels and matte tiles. Together, they give the façade depth and warmth—robust, but never overbearing. Wrapping around its sun-drenched southern edge, a fine metal jaali acts both as a shading device and an ornamental screen—diffusing light and softening the building’s stance through the day.
At night, the building transforms. A carefully choreographed lighting program brings the structure to life in shifting tones, lending it a presence that evolves with the hour. But more than just aesthetic, the lighting is intelligent and celebratory. It’s automated to respond to the city’s rhythm—capable of over 50 programmed iterations, from projecting tricolour flags on national holidays to subtle tonal shifts on ordinary evenings. The façade becomes dynamic—alive. It doesn’t just reflect the life within; it participates in the life outside, offering a different flavour to passersby each time they look up. In doing so, ROMS Code One becomes more than a workplace—it becomes part of the city’s ongoing celebration.
Structurally, the building is a feat of clarity. With large, column-free spans made possible through a prestressed slab system, the interiors are open, adaptable, and purposefully unencumbered—designed not just for now, but for what’s next.
ROMS Code One doesn’t shout. It doesn’t compete. It listens—to the site, to the sun, to the people who will inhabit it. And in doing so, it offers a fresh, thoughtful take on what commercial architecture can be: not just efficient or expressive, but generous in the truest sense.
