Distinctive luxury for a premier audience in the Kempinski St. Moritz by Atelier Heiss Architects from Wien.


15 new luxury apartments for the Kempinski Residences in St. Moritz were planned by Atelier Heiss Architekten. The residences with a floor space of between 170 and 500 m² are conceived for guests from around the world, for a rental term of up to 10 years. The architects took the challenge of appealing to a sophisticated clientele with unobtrusive elegance and luxury within a breathtaking scenery.


The principal, Immofinanz AG, turned to Atelier Heiss with the desire to recreate the floor plans under complete preservation of the given structure of the facade. The concept of the architects, with its clarity and intelligent floor plans, is captivating, living up to both the commercial and familial expectations in absolute privacy.


The private domiciles consist of generous living areas with direct access to terrace or garden, and up to four bedrooms with walk-in closets and luxuriant bathrooms. The adjacent luxury hotel provides all 5* services, from wellness up to home-made Bircher muesli in one of the award-winning Kempinski restaurants.


The emotion lies in the detail.


Atelier Heiss view themselves as empathetic architects with emotion in the detail. A personal touch is applied gently. The silhouettes of the mountain ‚Corvatsch’ can be found as a leitmotif cut into doors, on bespoke upholstery and carpets, and as graphics on glass walls. The washstands are adorned with modern interpretations of locally customary motifs, creating the connection to the alpine surroundings. Special attention is paid to the placement of lighting. Not only the formal design of the lamps, but more importantly, the effected ambiance in the room makes various usage scenarios possible.


Understated elegance blends into the alpine setting and creates a modern but comfortable atmosphere. An assortment of furniture with modern pieces and historic antiques from the Engadin complete the full conception – the historic pieces emphasize the special flair.


From September onwards, these splendid luxury suites are available to the guest of distinction.
