KINDRED Apartments is a newly developed luxury high-rise residential community located at 180 W 10th Ave in Denver’s Golden Triangle neighborhood. Developed by Quarterra Multifamily, a subsidiary of Lennar Corporation, KINDRED offers 224 apartment homes and began leasing in January 2024. KINDRED is situated in the heart of Denver’s Golden Triangle, a cultural hub known for its art museums, galleries, and proximity to Downtown. The neighborhood features casual cafes, upscale restaurants, vintage shops, and public murals, providing residents with an artful, design-forward environment.
KINDRED's most prolific neighbors include the Museum of Contemporary Art Denver, Colorado Convention Center, Denver Art Museum, History Colorado Center, Civic Center Park, the U.S. Mint, and the Denver Public Library.
Chris Giliies, city president for Denver at Quarterra said in a 2024 press release,
"KINDRED puts residents within walking distance of all the top cultural sites in Denver. The Golden Triangle is 45 square blocks of art, education, destination dining and unique bespoke shops" (via Yield Pro Magazine).
The property includes 3,800 square feet of retail space, featuring tenants such as Nana's Dim Sum Dumplings and GoodVets, enhancing the community's convenience and lifestyle offerings. Residents can enjoy breathtaking panoramic views of Denver and the Rocky Mountains from the 14th-floor view lounge, or relax on the 6th-floor spa deck, which features outdoor fire pits and gaming areas. The community lounge provides additional entertainment options with billiards, shuffleboard, and a fully equipped catering kitchen—ideal for social gatherings.
For fitness enthusiasts, a 24-hour fitness center supports a healthy lifestyle, while pet owners benefit from a dedicated pet wash and dog run. Practical conveniences include ample bike and resident storage, a five-level parking garage with 13 electric vehicle charging stations, and sustainable features like rooftop solar panels and a green roof.
Raw Creative collaborated with Weitz Construction and Studio 10 Interiors to deliver custom-built elements throughout the various amenities at KINDRED. Their contributions included built-ins, precision metalwork, and bespoke wood-working, adding unique design features to the building.
The 2019 Denver Building and Fire code requires natural ventilation to align with section 402 of the 2018 International Mechanical Code (IMC). The 2018 IMC requires natural OR mechanical ventilation with separate requirements. While natural ventilation options (outdoor openings) occupy over 4 percent of the space, and would ensure the mechanical design team met code, mechanical ventilation was chosen to enhance occupant comfort. This allows the entry of fresh air without having to open an outdoor opening.
Mitch Arteaga of Design Mechanical chose FIT 120 ERVs for each apartment. These products are designed to fit in tight spaces, which were needed for the smaller apartment range (458 sq. ft.). They can be easily installed in the mechanical closet or above the drop ceiling. While MERV 3 filters are standard, Mitch decided MERV 8 filters were necessary for occupants.
This provides a higher air filtration rate to arrest smaller pollutants from the incoming air. Furthermore, these units are set to run continuously (can be done with or without a Fantech wall control). When set on this mode, this ventilation method satisfies ASHRAE 62.2 and achieves a comfort-focused approach intended to benefit the occupant.
