Shared Roof is a multifunctional housing project for multiple families in Seattle's Phinney Ridge neighborhood, which no longer considers housing as a collection of isolated units, but as a structure for coexistence. Designed by Johnston Architects (JA), the project responds to rising housing costs, social fragmentation, and environmental pressures by prioritizing community, resource efficiency, and long-term livability. The building comprises 35 apartments for families of different sizes and at different stages of life, allowing residents to continue living in the city while having access to public transportation, work, schools, and neighborhood services.
Density with a purpose
Shared Roof is located in a pedestrian corridor rich in public transportation and takes advantage of moderate urban density to reduce dependence on private vehicles and support a low-carbon lifestyle. By concentrating housing close to daily amenities and workplaces, the project is in line with transportation-oriented development goals while preserving the character of the surrounding neighborhood. Ground floor commercial spaces bring vitality to the street and strengthen local economic networks, with independent food and retail businesses serving both residents and the wider community.
Shared services, reduced footprint
A distinctive feature of Shared Roof is its extensive shared services program, which reduces the need for redundant private spaces and improves quality of life. Common resources, such as shared tools, bicycles, and flexible interior spaces, reduce material consumption and encourage collective ownership. A 418 m² outdoor play area and adaptable fitness room promote physical well-being, while a guest suite minimizes the need for large private units by accommodating visitors collectively.
The 11,000-square-meter rooftop terrace is the social and ecological heart of the project. It has been designed as a multifunctional landscape and includes a greenhouse, an outdoor kitchen, a fireplace, and various seating areas. This shared rooftop terrace not only promotes social interaction but also contributes to the city's resilience by expanding green space, supporting plant life, and regulating the microclimate.
Sustainability integrated into everyday life
Rather than relying solely on technical systems, Shared Roof integrates sustainability into daily routines. Shared spaces reduce per capita energy consumption, while compact private units are offset by large common areas. The emphasis on reuse, whether through shared assets or adaptable spaces, limits consumption and promotes long-term flexibility as residents' needs evolve. By encouraging proximity, interaction, and mutual support, the building reduces social isolation and promotes informal support networks that are becoming increasingly important in urban environments.
