RRP designed two speculative, light industrial units of 2,500 sq m each, with the potential to include variable amounts of office space to suit the demands of incoming tenants. Located on a 2.3 acre site on an existing industrial estate, the design intent was to create a high quality industrial building and ancillary office space with a practical and visual impact aimed towards advanced technology industries. Landscaping is used extensively as a buffer to adjacent housing. The steel superstructure consists of primary lattice trusses spanning 14.5m, supporting pitched secondary trusses on a close module to allow a free spanning profiled steel deck. The secondary trusses create a continuous glazed clerestory on the building envelope. For economy, the cladding system is fixed directly to the steel frame in 3m modules, horizontally and vertically. The cladding panels, interchangeable on a 900x900mm grid are coated for effective colour rendition and maintenance which form the basis of the facade design, using regular and random elements to express function and give visual stimulation.
