Mira Tower Projects is a part of master plan consist of three zones. Mira Tower is an office project located on the central site that is 10177m2. Gross floor area of the project is 32.255 m2 containing 87 offices and 7 stores. The plot given for development was a narrow one which gave opportunity for the use of commercial spaces on the ground level. The rest of the area left for the office spaces were designed as a tower.

 

The decision to use a low height building as a base was important for the perception of the people that would pass nearby the building. The height decision was made to bring the building to human scale. The building needed to be recognized from a distance as a request from the client. The office spaces were developed as a tower which has a very distinguishable facade. This decision made possible for it to be recognized by its height and style and shape from a distance, at the same time becoming a part of the overall silhouette of the area.

 

Mira Tower consists of both a horizontal and a vertical block with regard to its slender master plan. The horizontal block, the base, which has been complemented with its canopy, presents a continuous formation. The vertical block, the tower, which has been shaped around a continuous core, consist of four masses rising through different levels.

 

Consequently, as tower rises, adhering to legislation restrains, it forms a subtle silhouette. The fractal movements of the facades has been maintained in the roof structure. By this means, the silhouette achieves a strong, dynamic form. At the same time, it generates a substantial interior for the users. The sliding of horizontal architectural elements through the glass facade has been emphasized to balance the mass and volume relation.

 

The client asked for a building that the users would recognize and that would distinguish itself from the other buildings in the area. At the same time he wanted the building to be in harmony with the overall neighborhood customs, especially those related to social interaction.

 

The master plan is composed of three zones including residential, office and commercial buildings. Mira tower is located on the central zone near the Ankara İncek Boulevard on a plot of 10 177 m2. The plot is an island surrounded by streets all four sides.  The plot given for development was a narrow one which gave opportunity for the use of commercial spaces on the ground level together with a tower containing offices.

 

The site is located in a recently developing neighborhood. The neighborhood has an incomplete form under constant construction. The architectural style of the surrounding buildings is shaped according to high rise mixed use neighborhood norms following the contemporary trends which also gave Mira Tower its final form.

 

All the requirements for fire protection such as fire escape, sprinkler systems and fire-resistant materials are provided according to the building codes. There are two staircases supported with pressured air shafts and fire security corridors serving to all floors of the tower. The fire escape distances are lower than 30 meters which meets the local requirements. The stores on the lower floors have individual escapes directly from the ground floor. There is an extra staircase added to underground car park to confront distances for fire escape. All the building is supported by sprinkler systems. Materials are chosen according to meet the durations for fire resistance.
