Mixed Use Development

Mixed Use Development

Designers' Alcove for Art & Architecture as Architects

The project comprises of a high end mixed use development in the heart of the capital city of Amman in Jordan. The lower two floors consist of a shopping mall, health club & spa, restaurants, etc., while upper 10 floors consist of residential suits. The design concept is based on free-flowing geometrical forms, used as a signature for terraces & balconies and giving the facade, a unique character. We took utmost care to handle the complicated topography of the site as it slopes spirally from one end to the other. This constraint was treated as a blessing in disguise by creating two entrances at two separate levels, one for the residences and another for the shopping mall.

The commercial block housed in the podium offers world class services and amenities for retail & shopping, backed by top-of-the-line systems and well-trained support staff. The residential tower comprises of ten stories spread on an area of 1,39,547 sq. ft., with optimum space utilization. The floor plates vary from a range of 9,648 to 16,854 sq. ft.

These apartments and lofts by the real estate developer have been made with special care and aesthetics. An appropriate placement and orientation accentuates their value in a spacious green complex. The base podium provides the solution to meet every need for the parking. There are three different housing types. In addition to the large areas of the judiciously sized lofts and their terraces, that meet the most demanding requirements in terms of space, materials and finishing of various individual apartments, lofts and common spaces of the building of the complex first ensure quality, comfort and durability.

A new environment was created here. It fostered creativity for six weeks and then was broken down and completely recycled. The live/work space was split into three sections. On the upper levels, a “Sleeping Box” was designed to house each unit in their own cube complete with a bed, lighting, storage space and a sliding door. The cubes were laid out to create street-like avenues in the sleeping quarters. They were intentionally small to encourage people to congregate in groups instead of staying isolated. The doors open and close completely, allowing participants to choose their level of privacy. The cubes were constructed without glue from recycled MDF which was re-purposed at the end of the project to heat the carpenter’s bio-mass heating system.
