The Montecito Collection by RC Hobbs is an exclusive 25-home development situated in the heart of Jurupa Valley, one of the Inland Empire’s oldest residential enclaves. Designed for families seeking space, privacy, and efficiency, the collection features a mix of single- and two-story homes ranging from 2,450 to over 3,100 square feet. Each residence reflects a careful blend of traditional California architecture and modern amenities, tailored to meet Title 24 energy performance and indoor air quality standards.

Each home was built in either a Spanish, Farmhouse, or French Cottage style:

Spanish
This design embraces classic Mediterranean elegance, featuring 2‑panel self‑arched insulated entry doors, textured three‑coat stucco exteriors, and fire‑resistant concrete tile roofing. Mediterranean-inspired details create timeless curb appeal.

Farmhouse

The Farmhouse style highlights clean lines and traditional warmth, with similar stucco finishes and arched doors, but distinguished by a more relaxed, rural-influenced façade. These homes are ideal for those seeking a cozy, country-inspired home in a modern, urban setting.

French Cottage

Exuding quaint charm, the French Cottage style uses stucco exteriors, graceful arched doorways, and steep rooflines to evoke an intimate European cottage look, perfect for buyers desiring a storybook aesthetic without sacrificing contemporary floorplan layouts.

While each home has a unique exterior design, they were all designed with a focus on comfort, performance, and energy efficiency. Interior spaces include open-concept kitchens with large quartz islands, walk-in pantries, and high ceilings that create a sense of openness and flow. Residents enjoy the convenience of dedicated laundry rooms, spacious primary suites with dual vanities, and private toilet rooms within the ensuite layout. Homes feature 3-car tandem garages and water-efficient plumbing fixtures, supporting both functionality and sustainability.

To ensure energy performance, all homes are equipped with low-E vinyl windows, insulated exterior doors, and high-efficiency forced-air heating and cooling systems. Most homes also include paid-off solar photovoltaic systems and continuous fresh air ventilation through whole-home energy recovery ventilators. These features align with California’s Title 24 standards while enhancing long-term livability and indoor air quality.

A recurring architectural feature in several Montecito floor plans is a fully enclosed toilet room within the primary suite—a water closet with a full-height door and no operable window. Although visually discreet, this layout introduced a potential mechanical code compliance issue. The enclosed toilet rooms in the primary bathrooms were designed without windows, creating a non-compliant condition under both state and international mechanical codes unless mechanical exhaust was provided.

According to the 2022 California Mechanical Code (CMC) Section 402.5 (and mirrored in IMC Section 403.2.1), all toilet rooms must be ventilated by:

An operable window with a minimum openable area of 1.5 square feet, or
A mechanical exhaust system capable of removing air at 50 CFM intermittent or 20 CFM continuous, vented directly to the outdoors.
Without a window and with no visible ceiling fan in the toilet room itself, the installation risked violating local building code during inspection.

To address this, Fantech provided remote premium bath fans (PB 110 Bath Fan). 2020 Plumbing performed the installation at RC Hobbs direction, and the exhaust grille was placed directly next to the toilet. This grille was ducted to a single inline fan mounted in the attic, with a short, insulated duct run connected directly to the outdoors to remove the air from the premises.

This system offered several benefits:

- Code compliance for the enclosed toilet compartment
- Improved odor control directly at the source
- Reduced sound from the fan motor, located remotely in the attic
- Energy efficiency aligned with California Title 24 ventilation requirements

The result was a compliant, high-performance ventilation solution that blended seamlessly with the architectural layout.
