After 20 years at our headquarters in Realejo, the time had come for a change.

And we decided to make a radical change, move from a duplex located on Mauror hill to a small social house-patio from the 60s in a popular neighborhood of Granada, Los Vergeles.

Typologically it is a terraced house with two floors, alternating a row with a front garden and a backyard with another row with direct access from the street and a backyard. The office is located in this second typology, with a more commercial vocation, with access from Calle Violetas, which has the character of a semi-private space as it is sized to provide exclusive service to the inhabitants of the houses that surround it.

The design of the houses offers a very clear example of the rational architecture of the time:

-a porch entrance

-patio with a covered corridor

– load-bearing walls in façade

-intermediate bays with pillars and deep concrete beams

-staircase made with brick vault

Simplicity is the common link in the materials and construction solutions used.

The refurbishment project tries to value all this. It starts from a building that has undergone numerous reforms over time, undermining its original conception. Therefore, the renovation will be in charge of cleaning and enhancing the original values of the property.

The concepts through which the intervention runs are:

-Recover the original scale of the patio

-Eliminate all the partitions except for the closure of the access stairs to the upper floor, which will serve as the nucleus of all the facilities

-Show inwards the materiality of the house that responds to a time and a very specific way of understanding construction

-Contrast the original elements with new finishes and textures that enrich the proposal

Take advantage of the intervention on the façade to improve the energy efficiency of the property and propose a language that makes the building stand out from the surrounding without losing sight of the solutions for the environment

The ground floor has the public spaces of the studio, taking advantage of the direct relationship with the street. It is proposed to compartmentalize the space using mobile shelves, in such a way that the space can be adapted to the different uses that are needed.

The upper floor will be the work area, with more privacy and better sunlight. In addition, the exterior balcony, playing with the wooden blinds, offers an intermediate space with a character different from that of the workspace, improving the insulation of this facade in the summer season.
