The Subiaco Pavilion Markets project will set a new benchmark for urban developmentwithin Subiaco while responding to and respecting the history of the site and surroundingtown centre. The redevelopment will become a sustainable, community oriented, mixeduseurban village and will form the gateway to Subiaco, linking the historic heart with its
contemporary north.
Life will be injected with a new town square within the upgradedSeddon Street. New food, beverage and retail offerings within theMarket Lane and Pavilion, and a mix of food and beverage andresidential uses will activate the Roberts Road and Rokeby Roadcorner.
The project enables the revival of the iconic Subiaco markets, as aregional and tourist destination albeit in a different format, to suitthe changing demographics, community expectations and time inhistory.
Public, retail and residential amenity is provided that it is relevant,diverse and dispersed. The redevelopment will offer significantcommunity benefit with over 1,100m² of public space. Public facilitiesinclude bicycle parking, a bicycle repair station, end-of-trip facilitiesand toilets, electric vehicle charging stations and public art. Internallaneways provide links to surrounding streets and a pocket parkterminates two vistas as a meeting place and connection to green inan urban setting.
The development comprises three distinct residential buildings. Eachwill respond to its respective context and frontage and in harmonyserve to reduce the perceived scale of the development.Housing diversity will be delivered in particular with three-bedroomapartments for families and owner occupiers. The mix of dwellingtypes and sizes allows for apartments to be offered at a range ofprice points.

+ respond to a changing Subiaco while complimenting RokebyRoad;
+ optimise the opportunity and commercial viability;
+ re-create a Subi destination respecting its significance; and
+ bring back the joy.
