Park Royal 2 is a mid-rise residential condominium located on Phra Tamnak Hill in Pattaya, Thailand. Designed by Mario Kleff, the project explores the integration of structural innovation and residential architecture through the use of a hybrid steel and concrete construction system.

Completed in 2010, the eight-story building occupies a compact urban site within one of Pattaya’s established residential districts, approximately 500 meters from the coastline. The development contains a collection of private condominium units arranged around a central circulation core, with shared amenities including a rooftop swimming pool, fitness facilities, and communal terraces overlooking the surrounding neighborhood.

The architectural concept is defined by a structural system based on cellular steel beams combined with post-tensioned concrete floor slabs. At the time of construction, this hybrid system represented one of the first applications of cellular beam technology in a residential building in Thailand. The circular openings within the steel beams allow building services to pass through the structural depth, enabling longer spans and reducing the number of interior columns. This approach increases spatial flexibility within the residential units while optimizing the overall structural efficiency of the building.

Externally, the architecture is expressed through a restrained modernist language composed of horizontal balconies, glass balustrades, and simple geometric volumes. The façade emphasizes proportion and rhythm rather than ornament, allowing the building’s structural logic and repetitive residential layout to shape its architectural identity.

Park Royal 2 represents an early exploration of advanced structural engineering within the context of Pattaya’s rapidly expanding condominium market. The project illustrates Mario Kleff interest in the relationship between structure, technology, and architectural form, where engineering solutions directly inform the spatial and architectural expression of the building.

Park Royal 2 established a structural milestone as the first residential building in Thailand approved with cellular beam technology, as confirmed by Pattaya City Hall.
