Nestled in Kudlu Gate on Hosur Road in Bengaluru, PopWorks is an extraordinary example of adaptive reuse, transforming an existing industrial warehouse into a high-performance office facility. This ambitious initiative is led by Mueen Haris, Founder of Ds2 Architecture, whose vision is anchored in the core philosophy of Functional Empathy and resource efficiency. The entire design is driven by an unwavering commitment to Raw Honesty and a rigorous Zero-Wastage Ideology. The paramount goal was to execute a complete corporate transformation while meticulously retaining the building’s original structural integrity, setting a new benchmark for sustainable architecture in the region.
The project’s operational framework is defined by three game-changing directives that govern resource and space utilization. The Wastage Singularity mandate requires that constructional wastage be entirely non-existent. Every single element on the site is viewed as an adaptable resource; salvage is not just an option, but an architectural duty ensuring maximum resource conservation. Following this, the Revenue from Remnant directive serves as a brilliant strategic move to demonstrate how previously discarded leftovers and repurposed materials can be celebrated and seamlessly woven into the design.
This integration not only showcases their inherent beauty and function but actively generates value, significantly minimizing the need for new material procurement. Lastly, Spatial Articulation is the drive to achieve $100\%$ utilization of property area, meaning zero creation of dead spaces. This is accomplished by meticulously designing every quadrant and habitable crevice to seamlessly amalgamate, providing an efficient and cohesive sense of openness, organization, and flow throughout the facility.
The design execution proudly maintains Raw Honesty by deliberately exposing and preserving original materials like brick, concrete, and stone, paying powerful homage to the building’s history. The aesthetic intentionally leans toward a bold Brutalism & Industrialism style, where all structural elements are left in their authentic, inherent state. Beyond the aesthetic, the team achieved true Adaptive Reuse by modifying the building's function while strictly retaining its original structural framework, coupled with Contextual Sensitivity.
The expansive final facility successfully incorporates a comprehensive operational program, including flexible Workstations, executive CEO Cabins, a dedicated Training Room, a formal Board Room, a communal Central Garden, a reflective Mirror Pool, and high-capacity Parking. Ultimately, PopWorks stands as a complex, intricate symphony of leftover materials, appearing entirely and meticulously tailored from start to finish, a vital testament to truly responsible and transformative design.
