The office building Régent 35 - Loi 13 was completed in June 2016. The location of the property is remarkable, situated at the intersection between Rue de la Loi and Boulevard du Régent, within 100 m from the Royal Park and the Prime Minister’s office. The building used to form a city gate; its symmetry with the Regent 36 building was of controversial quality and left room for improvement. The project consisted of the demolition of the existing construction and the rebuilding of a contemporary office block with a template of R+5 + 2 decreasing levels, reaching 7.294 m² above ground. The basement counts 37 parking spaces. The layout plan for the new building, based on a 135 cm module, is the result of thorough thinking, aiming towards the following objectives: optimal flexibility, efficiency, comfort in the workspace, energy efficiency, circulation to office space ratio and car-parking facilities... Particular attention was paid to town planning and incorporating the new building into its urban surroundings. On the one hand, the composition is based on the symmetry at the Rue de la Loi and, on the other hand, on the contour and profile of the facade responding to its surrounding environment. The aim of this approach is to give an assertive presence to the building through simple means, and without excessive ostentation. The choice for architectural concrete came from this philosophy, as well as the general composition of the building, providing contemporary architecture integrated into its urban surroundings. The building has been certified as “BREEAM Excellent”. The interior garden is a natural spot in the heart of the office space, and the terrace offers panoramic views, opening onto the Royal Park and the city centre. Both areas can easily accommodate external events, completing this high-quality project. This is certainly one of the most prestigious office buildings in Brussels.
