RoHa Cape Villas

 Roha Cape Villas is a composition of four holiday homes, located next to one of the most picturesque beaches on the Bulgarian Black Sea coast – Nestinarka.

The complex occupies the tip of Cape Roha, where the rocky shoreline meets the sea and the panorama unfolds into an endless horizon.

The project is conceived as a contemporary response to the need for a harmonious environment where nature and architecture coexist in calm balance. The spatial organization follows the idea of comfort, privacy, and a strong visual connection to the sea.

The architectural language seeks a dialogue with the landscape. Clean, orthogonal volumes are naturally embedded into the terrain, while the materials – stone, wood, glass, and white render – reflect the character of the place.

The four houses are arranged in a terraced composition along the natural slope, ensuring uninterrupted sea views for each. The easternmost house is single-storey – a low, horizontal volume that preserves the silhouette of the coastline. The remaining three are identical two-storey houses, positioned stepwise towards the west.

Access to the complex is organized from the southwest through a controlled entry system. Each house features a private yard, landscaped area, and an infinity pool.

The architectural expression is rooted in a minimalist Mediterranean aesthetic – a composition of light white volumes resting on stone bases. The stone masonry at ground level “anchors” the buildings, while the smooth surfaces above capture the play of light, sky, and sea. Large glazed openings dissolve the boundary between interior and exterior, turning the view into an integral part of the space.

Functionally, each villa includes four bedrooms with en-suite bathrooms, a living area with kitchen, a guest toilet, a laundry room, and storage. The living space opens onto a covered summer kitchen and veranda with a pool, creating a seamless transition between indoor and outdoor living.

The single-storey house stands out with its spacious living area, fully oriented towards the sea. Panoramic sliding glass doors allow the landscape to flow into the interior and become part of everyday life. The master bedroom includes a walk-in closet and en-suite bathroom, as well as a direct view of the rocky coast. Two of the bedrooms face the sea, while the others overlook the inner courtyard.

In this house, the covered summer kitchen is positioned to provide protection from northern winds and to create a sheltered, intimate relaxation area by the pool.

The dynamic silhouette of the volumes is emphasized by the varying levels of the flat roofs – above the summer kitchen and the parking area. A key accent in the composition is the massive stone chimney in the northeast, forming a visual “portal” towards the sea. The beveled, “floating” roof edges enhance the sense of lightness and integration with the landscape.

The materials – natural stone, wood, and glass – connect the interior and exterior into a unified composition. The flooring extends outward, visually merging the veranda with the pool area, while wooden cladding from the living room ceiling continues onto the underside of the roof above the summer kitchen. Accent stone walls in the interior reinforce the idea of material and visual continuity.

Roha Cape Villas is a project about harmony – between architecture and nature, between the intimacy of private space and the infinity of the sea horizon.
