The One Palhano is a residential building in Londrina, in the state of Paraná, Brazil, designed for a new way of living in the city: ready-to-live-in units conceived for smart short- and mid-term rentals, aimed at young professionals and people arriving in the city with no plans to stay forever, but who want to live well from day one.
The building comprises 183 one- and two-bedroom apartments distributed over four floors, above a parking level. On the ground floor, apartments have private gardens overlooking a green area. On the upper floors, each unit has its own balcony.
The architecture starts from a simple gesture: continuous horizontal bands with rounded corners that wrap the volume on every floor. These cantilevered slabs shape the facade, shade the balconies and give the building a light, horizontal reading that responds to the topography of the site.
Between the bands, the rhythm of graphite window frames and vertical metal shutters balances transparency and privacy. The color palette is restrained, with gray polished cement finishes, dark metal and glass, allowing natural light and the surrounding tropical vegetation to complete the composition.
The ground floor concentrates the collective life of the building. The entrance lobby leads to a set of services and shared spaces that work as an extension of each unit: restaurant, coworking space, gym, sauna, indoor pool overlooking the garden, bar, game room, shared laundry, mini-market, delivery room and pet area.
These spaces open onto the gardens through large glazed surfaces and use wood, natural stone and indirect lighting to create welcoming environments, closer to hospitality than to a conventional condominium.
The units were designed to be efficient, with integrated layouts, kitchens open to the living room and balconies that extend the usable space. Finishes are sophisticated and simple to maintain, as suited to a rental product.
Sustainability strategies were incorporated from the start: a roof oriented to receive solar panels, rainwater reuse, natural ventilation and daylight in all units, as well as infrastructure for electric vehicle charging. Low-maintenance tropical landscaping surrounds the building and softens its presence on the street.
Fully developed in BIM and coordinated with all engineering disciplines, The One Palhano turns into architecture a demand increasingly present in Brazilian cities: living with comfort, community and design quality, for as long as you need.
