Villa NIWA is a private residence located within The Seven, an exclusive gated community in La Reserva, Sotogrande, overlooking the golf course, the Mediterranean Sea and the north coast of Africa.
Conceived by ARK Architects as a retreat in close dialogue with its surroundings, NIWA is rooted in a clear design philosophy: architecture should not dominate the landscape, but emerge from it. The project was developed with nature as its principal reference, preserving the existing character of the site while creating a home defined by calm, privacy and a deep sense of belonging to the place.
The architecture is organically integrated into the terrain, with volumes, courtyards and outdoor spaces carefully interwoven with the natural environment. Light, vegetation and views become essential architectural elements, shaping the experience of the house throughout the day. The result is a sequence of spaces that feels protected and intimate while remaining open to the landscape.
NIWA was designed around the lifestyle of its inhabitants, prioritising comfort, wellbeing and flexibility. Interior and exterior areas flow naturally into one another, allowing daily life to unfold in continuous connection with the surrounding garden and the distinctive light of southern Spain.
Landscaping plays a fundamental role in the project. Native and climate-adapted species were selected to reinforce the identity of the site while reducing environmental impact and supporting a more sustainable approach to water use and maintenance.
Through its materiality, spatial organisation and relationship with the land, Villa NIWA expresses ARK Architects’ vision of contemporary Mediterranean living: refined yet understated, deeply connected to nature, and designed to endure.
