In late 2018, Mapos’ began its first self-propelled development by winning an RFP to develop an abandoned warehouse in the historic district of Newburgh, NY. A once prosperous city on the right bank of the Hudson River, Newburgh had fallen into economic depression for the past half-century. Newfound interest in the Hudson Valley and the Catskill region is spurring population growth and business investment in Newburgh, often led by the Creative Class with ties to New York City, 55 miles to the South.
apos’ assembled a team of partners and won the RFP with its design of a mixed-use development. The 21,000 SF, three-story building, would be home to a range of uses to meet the needs of long-term locals and newer transplants: artist studios, (2) live/work apartments and a retail space on the ground floor, co-working space on the first floor, and 7 loft apartments on the top floor.
Working closely with the City’s Architectural Review Board and its partners, Mapos designed the new development to leverage the existing materials to keep construction costs low and to maintain the qualities of the historic wireworks factory.

Originally an abandoned industrial factory dating back to 1895, the project transforms the building into a mixed-use hub for long-term residents and the local creative community. The 21,000 SF, three-story structure now hosts a variety of uses: artist studios on the ground floor, co-working spaces on the first floor, and seven loft apartments on the top floor within the existing brick shell.
At street level, Wireworks opens into a series of artist studios designed for focus and flexibility.
Original materials incorporate calibrated interventions: exposed structure, restored brick, and inserted glazing that enables light and activity to flow through the space. The result is a working environment that feels both industrial and deliberate.
Acting as both architect and developer, we coordinated the zoning strategy, entitlements and approvals, program mix, financing alignment, and construction to align the design vision with long-term neighborhood impact.
Wireworks reflects our interest in small-scale urban infill, community experience, adaptive reuse, and architect-led development as a tool for revitalization.
