Mixed-use building for Porte Engenharia e Urbanismo uses all instruments and benefits provided for by the 2014 São Paulo New Master Plan.
Platina 220, a mixed-use building in Tatuapé, São Paulo's East Zone. It is the tallest building in the city. After eight years of intense design and construction, it is complete. Königsberger Vannucchi Arquitetos Associados has created the architectural project. The development belongs to Eixo Platina, a broad urbanization proposal Porte Engenharia e Urbanismo has been implementing in the area.

By unifying all these uses, Platina 220 aims to attract more companies to the area. It also caters to other benefits, such as reducing East Zone residents' commute to other parts of the city. 'Due to the complexity and diversity of the program, we compare its completion to assembling a Tangram,' says Jorge Königsberger, one of the project's authors and KV founding partner.


The result is a building with striking volumetry. One of the main highlights is the elements on the ventilated façade. To make construction at height feasible and, at the same time, ensure internal thermal comfort, durability and longevity for the enveloping material, porcelain tiles have been used in the construction system.
In light tones, the central prismatic block with terraces and window frames arranged in different positions creates a stimulating effect of contrasting lights and shadows. Thus, the building looks like a monolith carved into the landscape. In darker tones, the side blocks preserve the main block's verticality. They also stand out as buttresses by providing the building with a sense of support.


Rua Bom Sucesso is the entry access to the building. The main prism 'touches' the ground floor on that street. In the block’s surrounding area, there are spaces for stores to maximize the project and deliver two possible external areas: in the public area, generous and tree-lined perimeter sidewalks; in the private area, above the shops, leisure space for building users.
To achieve and deliver this constructive potential to the city, we have used all the instruments and benefits provided for by the 2014 São Paulo New Master Plan. We have also made sure the building positively impacts surrounding areas. It delivers mixed-use, active facades, and harmony with the street, among other elements. During the project phase, Platina 220 won the international sustainability seal AQUA-HQE issued by Vanzolini Foundation.


Königsberger Vannucchi Arquitetos Associados is celebrating its 51th anniversary this year. We have always played the leading role in the main discussions of our sector. Also, we have designed iconic projects in São Paulo, such as Terra Brasilis, 1986; Sesc Avenida Paulista, inaugurated in 2018; Brascan, the first mixed-use building in São Paulo, and Top Towers, an iconic building in Paraíso, overlooking Avenida 23 de Maio.
Along with Porte in Eixo Platina, other developments designed by Königsberger are under construction. They should be inaugurated in the coming years. One of such projects, Almagah 227, won the 2019-2020 Americas Property Awards.
