If you want to realize your dream of your own house today, you are usually looking for a lot of space and nature. This project shows that there is another way - in the middle of the old town of Salzburg. The aim is to implement a holistic, modern model of life through an environmentally friendly and sustainable way of life.

For this purpose, an energy-efficient house was built in the middle of Salzburg's old town. Such a project in the World Heritage Site requires an intensive examination of the location and persistence for development and implementation. The aim was to strengthen the European city and to connect living and working in one place.

AM INN OFFICE BUILDING
Instead of a land-intensive expansion of the BORA sites in Niederndorf, LORENZATELIERS convinced our client with a compact densification of the already developed areas near the banks of the Inn. This keeps land use low and optimizes operational processes between the two existing buildings. With up to 20m long connecting bridges to the existing AT I/II buildings, the new AT III building forms a "company campus" with short distances. The lowering of the site level around the new building by means of two green "cut walls" and the preservation or replanting of the tree lined along the Innstrasse also embed the building in a park-like environment.

The construction site for the project is on the Munich federal highway between the “Salzburg-Mitte” motorway exit and the national border with Germany. This location, historically known as the Lieferinger Spitz, is located at the intersection of the Munich federal highway, the Forellenweg and the Lieferinger Hauptstrasse. In addition, the four-lane road section narrows at this point to a three-lane road to the Salzburg Mitte traffic junction.

In 2013, the project emerged as the winner of an open, international architectural competition with 145 participants.The design envisions an urban office building that integrates with its historic surroundings and takes a distinctive and contemporary position. The building, which can be accessed from all sides, is structured by a strict grid. The façade cladding is intended to be tangible to its surroundings through depth, material and detailing. Windows that can be opened from the inside increase the comfort of the users.
