Concept and Urban ConstraintThe project originates from a fundamental tension between regulatory constraints and spatial ambition. According to the local development plan, the site allows a building coverage of 40% with a floor area ratio of 2.5. However, when mandatory setbacks of approximately 12 meters from all sides are applied, the effective buildable zone is significantly reduced. In practice, only around 60% of the parcel remains available for construction, within which the full footprint must be organized. This condition defines a strict inner boundary — a geometric limit within which all volumes must be positioned. Winthrop Center has established a new benchmark for large-scale sustainable design. Located in Boston's Financial District, Winthrop Center gives new definition and vitality to this part of the city. The project includes over 1.8M sq. ft. of residential, office, and retail space. The office component is Passive House certified, making Winthrop Center the largest Passive House commercial building in the world. The Noble is a 13-story, L-shaped residential tower located at the southern edge of Philadelphia’s Northern Liberties neighborhood. The project is directly adjacent to SEPTA’s Spring Garden Station and serves as the gateway of an emerging district connecting the Northern Liberties and Old City neighborhoods. In 2019 MoederscheimMoonen was commissioned for the design of Campus de Braak in Helmond together with FaulknerBrowns Architects and CULD. The project was put on hold for a short while in 2020 and consequently the architectural team came up with a new design. The final design was completed and approved this month. Mixed-use at its bestMultifunctionality is key to the design of the stadium in Helmond. The campus will be home to the professional soccer club, Helmond Sport, as well as a practical school.
