Elektro Loeters

The 'Elektro Loeters' project is located on a busy thoroughfare nearby Ostend harbour. On the ground floor there is a shop, on the first floor a storeroom and workshop, and on the second floor a car park and an apartment. Patio apartments are planned for the third floor. The building was developed in conjunction with the adjacent building to create shared circulation. On the ground floor, the building follows the construction line, whereas the upper floors follow the street facade line. The difference between these two forms the sharp corbelling. The building has a singular concrete structure, and the triangular residual space is used for the vertical circulation (stairs, public lift and car lift). The priority requirement of the client -not to allow any penetrations in the shop for access to the upper floors- and the specific form of the site have resulted in apartments of a particular patio type. The apartments enter on an individual patio (including veranda) which the bedrooms overlook. The living space is developed over its entire width on the street facade with a view of the harbour. After ten years META got the questions to change the parking and storeroom into apartments. The theory was put into practice and the type plan of the apartments had to proof its flexibility. Apartments of 110 m² were created on levels 1 and 2, while the parking was translated into bicycle storage. The shop and the patio type apartments on the upper level were left unchanged. The pattern of windows in the façade was completed with the new windows lying in the surface as the façade as a reference to the former situation.
