An unfashionable ‘90s office building reinvented to add desirability and character.

200 Hammersmith Road is a new landmark office building on a prominent corner site providing over 38,000 sq ft of contemporary category A office space on five floors. It is typical of a generation of early to mid 90s office buildings, pre-let on long 25 leases to corporate tenants, and desperately in need of reinvention to attract a new generation of businesses.

The project showcases many of the features that typify Ben Adams Architects’ approach to refurbishment in the commercial sector, with a stripped-back design and elevations, exposed services, environmental efficiency, and interiors which create character and focus on the day to day comfort and enjoyment of the building users.

A new atrium creates a desirable and welcoming space at the heart of the building and is divided into three distinct rooms each with its own purpose. A double-height reception creates height and drama and is bordered by a distinctive rope wall balancing qualities of privacy and transparency, with filtered light that defines a more intimate space for workers. A new basement fit-out provides facilities for cyclists including parking and showers and is finished in neon yellow with black supergraphics.

A new set back, roof terrace wraps around 3 sides of the building, providing year-round views and break out space during office hours, and an outdoor space to drink or socialise in after hours. Hugely valued by a new generation of tenants, the quality of roof space is an important differentiator for the building within a competitive market.
