More generous changes to permitted development rights were used to create a ground floor extension to a semi-detached Edwardian house, containing a large, glazed dining room. A luxury master bedroom and bathroom suite was also formed by remodelling the existing loft dormer. The project, by Andrew Mulroy Architects, fulfilled the clients’ desire to create a luxury home that was suitable for their ever changing family lifestyle.


By converting the loft, the total floor area of the house was significantly increased by making maximum use of the existing building envelope. In the roof space, additional headroom was created by dropping the ceilings on the floor below, while the roof’s existing gables were exploited to form a rich and characterful bedroom suite. One gable contains a dressing room, while a new bathroom features a freestanding bath in the other gable. A steam room has been fitted in the shower area, and the semi-open plan bathroom is offset by large format porcelain tiles and mosaics. a beautiful marble floor. The loft bathroom is semi-open plan and is fully tiled in large-format porcelain tiles and mosaics.


On the ground floor, a deep fully glazed extension provides excellent views from the house across the garden, and brings plentiful daylight into the existing kitchen. By taking advantage of new planning regulations it was possible to create a larger space than would have been possible under earlier permitted development rights. Nevertheless Andrew Mulroy Architects ensured that neighbours were consulted early in the design process, and a mock up was created in the garden to reassure them about the scale of the proposed development and minimise planning risk.


The garden was also redeveloped in order to make better use of the new relationship between indoor and outdoor spaces and enable a greater level of outdoor living. A high quality non-slip decking created from resin bound wood fibres was used, seen as a more durable and long lasting alternative to a more traditional softwood.


The owner says: “I was so worried because I loved our house so much before we did the work to it and I wondered if it would still have the warmth to it when we added to it but I love it every bit as much and more!”
