Gentle density as a low-carbon urban strategy

Located in downtown Arlington, Virginia, Ballston Duplex introduces two contemporary residences on a site previously restricted to a single detached home. Situated within walking distance of transit hubs, employment centres, and daily amenities, the project leverages its urban context to support transit-oriented living and reduce dependence on private vehicles. By increasing residential density in a highly accessible location, the project contributes to lower per-capita carbon emissions while making more efficient use of existing infrastructure.

The development required a lengthy entitlement and zoning process, reflecting broader challenges faced by ‘missing middle’ housing typologies in established neighbourhoods. Through persistence and regulatory engagement, the project has become a local precedent, demonstrating how duplex housing can be sensitively integrated into areas historically limited to single-family development.

Community engagement and social sustainability

Community consultation played a central role in shaping the project. Over several years, the design team engaged with neighbours, civic associations, and local stakeholders to address concerns related to scale, privacy, and neighbourhood character. This iterative process informed both the massing strategy and material palette, ensuring that the building responds respectfully to its surroundings.

From a social sustainability perspective, the duplex provides two attainable housing options on a site that would otherwise yield a single, high-cost residence. This approach supports housing diversity and affordability within a transit-rich district, aligning environmental goals with broader social equity outcomes.

Architectural response and massing strategy

The building adopts a clear and contextual massing approach. Along Washington Boulevard—a busy arterial corridor—the duplex presents a more solid, urban façade, concentrating height and density toward the centre of the structure. This reinforces the street edge and mitigates noise impacts for interior living spaces.

As the building transitions toward the quieter residential neighbourhood to the north and east, its scale steps down through smaller building elements and warmer material treatments. This graduated massing strategy reduces perceived bulk and establishes a softer interface with adjacent homes, supporting neighbourhood compatibility while maintaining a contemporary architectural expression.

Environmental performance and passive design

Sustainability strategies are embedded in both site planning and building design. By locating new housing within an established, walkable district, the project significantly reduces transportation-related emissions. The compact building form minimizes envelope area relative to floor space, improving thermal efficiency and reducing material consumption.

Fenestration and orientation were carefully considered to balance daylight access with solar control, reducing reliance on artificial lighting and mechanical cooling. Durable, low-maintenance exterior materials were selected to extend building lifespan and reduce long-term environmental impact associated with repair and replacement.
