Located near the intersection of Madinah Road and King Abdullah Road in Jeddah, Bayat Plaza occupies a prominent site within an established urban fabric of older buildings and mixed-use developments. The project introduces two elliptical residential towers whose curved, mirrored facades reflect the surrounding cityscape, creating a visual dialogue between the contemporary architecture and its existing context. This reflective approach softens the towers' visual presence while establishing a distinct architectural identity along two of the city's major urban corridors.
The two elliptical volumes are rotated toward one another, defining a shared arrival and drop-off space between the towers. At ground level, strategic recesses in the podium accommodate a retail boulevard, strengthening the development's relationship with the surrounding urban activity.
A continuous glazed curtain wall wraps the curved forms, while a secondary layer of vertical louvres responds to Jeddah's climatic conditions. Varying in depth according to solar exposure, the louvres provide shading while introducing a subtle rhythm across the facades.
The residential programme comprises apartments and duplexes, with an emphasis on spatial flexibility within the penthouse layouts. Sliding partitions allow interior spaces to be opened or enclosed according to changing needs, creating adaptable living arrangements that accommodate different patterns of daily life. This approach introduces flexibility into the residential experience, allowing the interior configuration to evolve with its occupants.
