The project was developed for a major developer in Astana, Kazakhstan. It forms part of a large new residential district located on the edge of the city boundary. The district was conceived as a mixed-use, multifunctional neighborhood featuring various building typologies — multi-family, terraced, and detached housing. The client’s brief was to create a block composed exclusively of private residences.

We approached the block not as a gated enclave but as an integrated fragment of the district’s urban fabric. On one hand, it provides privacy; on the other, it keeps residents connected to the life of the wider neighborhood. A green pedestrian promenade is woven through the block’s layout to concentrate activities, foster social interaction, and nurture the local community.
We developed a typology of villas to meet diverse client requirements. The villas vary in footprint, number of bedrooms, garage capacity, and number of floors. This variety reflects differences in family composition, lifestyle, and income levels among potential homeowners. Despite their differences, all villas share a unified planning strategy: the entrance is extended onto the street, serving as a point of social interaction and representation, while private spaces are oriented inward toward the villa’s courtyard.

Our goal was to create a visually coherent yet diverse architectural environment that would give the block a distinct identity and recognizability. Accordingly, all villas are expressed in a consistent architectural language, yet each features distinguishing characteristics that imbue it with a unique character. The combination of villa types generates a varied streetscape silhouette, preventing monotony.
Site Area and Composition
The block covers an area of 6.3 hectares and comprises 49 villas with a total built-up area of 12,300 square meters.
