Bogenbai Towers

  In the heart of Almaty, at the intersection of Tole Bi and A. Rozybakiev Streets, a modern residential district is emerging—an urban space that blends comfort, safety, and nature. Located in the Almaly District, the project is surrounded by key city landmarks: Sairan Reservoir, M. Gandhi Park, Y. Gagarin Square, schools, gymnasiums, and a sports complex—all within a 15–20 minute walk. Convenient public transport routes along Tole Bi and Rozybakiev ensure easy access to all parts of the city.
The architectural concept includes four residential blocks with perimeter-style development, seamlessly integrated into the existing urban fabric. Preserved buildings become part of the new structure, while an internal axis along Bogenbai Batyr Street connects all elements of the district. Nearly enclosed courtyards offer privacy and protection, while the height composition provides visual orientation and ensures sunlight access. Underground parking beneath each courtyard offers one or two levels, with one space per apartment. Facades are expressive in public areas and calm within courtyards, featuring large glazing, balconies, loggias, and terraces.

The district’s green framework links internal squares with city parks and surrounding streets. The Central and Green Squares, a landscaped promenade, and a protective green zone along Tole Bi create a comfortable environment. Karasai Batyr Street serves as a key connector to Gandhi and Sairan Parks and Gagarin Boulevard.
Pedestrian routes are carefully planned, running through internal streets with easy access from each courtyard, minimizing travel time to transport stops and shops. The Central Square becomes a vibrant hub with dry fountains, sculptures, dynamic lighting, and shaded seating. Local rest areas within blocks support mobility and enhance quality of life.
A system of public spaces is being formed: the Central and Green Squares and the green promenade. Ground floors host everyday services such as pharmacies, banks, workshops, a post office, and a police station. All courtyards are semi-open, car-free, and shielded from street noise. Their openness allows for dynamic spatial compositions, while diverse play and recreation areas encourage outdoor activity. Kindergartens and development centers are located near green zones with shared playgrounds.
