The development site is located on a planned street connecting Baitursynov Street and Honoré de Balzac Street through a residential district.
Within a 15–20 minute walking radius are several of the city’s key landmarks: the Botanical Garden, the Yesentai River, Kazakh State Circus, Drama Theatre, Central Stadium, Satbayev Kazakh National Technical University, Republic Square, and the City Hall.
The area is also surrounded by parks, green spaces, numerous educational institutions, and kindergartens.
Public transport operates along all streets bordering the district, with stops accessible within 10–15 minutes’ walk from the planned development.
Despite its central location, the area had long remained underutilized and in decline, lacking cohesive urban structure and public activation.
At the request of the client, notable local developer, the project introduces over one kilometer of newly created urban space, transforming the site into a vibrant and multifunctional environment.
The concept envisions a vibrant urban street enriched with public amenities and recreational zones. A natural elevation difference of approximately 25 meters between its endpoints allowed for the creation of a complex, multi-level environment featuring pedestrian platforms and bridges integrated into the terrain.
The project aimed to create a street environment that prioritizes pedestrian comfort. Focal points are connected by landscaped pedestrian platforms, with the natural terrain elevation making this solution structurally justified. The road no longer acts as a barrier between service-oriented facilities. Elevators for people with limited mobility ensure a barrier-free environment. All ground floors of residential buildings along the street are activated with service functions: cafés with summer terraces, restaurants, and cozy shops will populate the sidewalks with pedestrians, enhancing the vibrancy of the area and increasing the attractiveness of the rental spaces.
Vehicle storage is provided in underground parking facilities with one or two levels, designated separately for each residential block as well as for hotel and business center complexes. Courtyard areas are pedestrian-only and elevated on terrain-based platforms.
In addition to functional diversity, the project offers a range of housing typologies: not only multi-unit buildings of varying heights, but also townhouses strategically placed along narrow reconstructed strips between existing residential blocks and the street. This approach transforms spatial constraints into architectural advantages, introducing an new for local market but expressive format of urban living.
