Residential building C1B is located in Nis (Serbia), in the city center, in a street rich in old city architecture and attractive for the development of multi-family housing.

 

The site conditions required careful planning approach, primarily because of the irregular, triangular shape of the plot, measuring 198m2, and the necessary alignment with the neighbors.

 

In addition to these conditions of the site, the project uses its potentials, and the building gets on a formal and functional plan in the form of widening of the street front by pulling one part of it into the background, which allowed the maximum orientation of the apartments towards the street, as well as the formation of a green "pocket", which also has the function of an access plateau before entering the facility. A significant factor in the urban layout of the facility was the position of existing neighboring facilities. On the south and north sides, the building is adjoined by a neighboring building and a parcel, making it an object in a row. The easternmost part of the plot was given the role of an intra-block oasis due to its narrowing. The cascade layout of the building achieved the dynamism of the facade surfaces, and the volume and proportions were influenced by the functional solution of the flats on the semi-levels, which also resulted in the vertical dynamic of the building, which in one part of the roof enabled the creation of a walkable roof terrace.

 

The building has a basement, ground floor and three floors with two apartments on each floor, different typologies. Floor plan shows that the volume is divided by stairs space into two sections which allows double-oriented flats with a dynamic arrangement of window openings on the facades. The building offers 8 small but bright apartments, organized into day and night zones, with living room, one or two bedrooms, cozy kitchen and bathroom.

 

The harmonious and quality facade materialization and the choice of a dark gray base combined with white cubes dominated by accent vertical elements in the wood decor, achieved a minimalist architectural expression, which, with precision in execution, gives an artistic accent to the entire building. In this way, the building offers the type of architecture the city deserves and points out the potential for enhancing the aesthetic values of the city block ambience.
