The initial strategy in the formation of the design solution for the new building at 69 Moray Street, New Farm, was to produce a building of its time.
Primary consideration was given to the buildings relationship with the Brisbane River, Moray Street, the Moreton Club and the neighbouring Unit developments.
A dialogue with these 4 contextural elements was seen as being of key importance in obtaining an appropriate outcome. Recessing the building further back from Moray Street than the previous building footprint, offered a greater arc of view from Moray Street to the Moreton Club than previously existed, and was seen as a desired design outcome. Another desired design outcome was also to site the front of the balcony of the proposed Units to line up with the back of the deck to the Moreton Club in order to avoid any site line issues from the deck that may have previously existed.
The roof of the Riverhouses has also been set below the deck of the Moreton Club. This again was to avoid any site line issues from the deck.
The scale of the building within the Moray Street context has also been addressed.
The roof of the penthouse has been set to continue a stepped form of streetscape from the adjacent buildings to the north of the site down to the Moreton Club.
The floor level of the penthouse has also been set at the ridge of the adjacent Moreton Club to facilitate a contextural street scale.
Three distinct building identities have been established within the proposal.
1 The units form the bulk of the building composition with 5 units over 4 floors ( 4 units over 2 floors and 1 unit over 2 floors) The Units address both the street and the river.
2 The Penthouse adds a second form of identity to the building via its use of building materials, recessed building form and floating roof. The scale of the building relates well to the context of Moray Street and surrounding streetscape.
3 The Riverhouses are of a distinct residential nature. They relate to both the two storey dwelling in front of the Moreton Club and the refurbished 2 storey dwelling housed within the old Terrace Rowing sheds. They are also smaller in scale than the neighbouring 5 storey unit building.
