Paroissien duplex apartment

The project consists of the interior design and customization of a newly built apartment within a residential development located in the picturesque neighborhood of Saavedra, just fifty meters from Parque Saavedra, one of Buenos Aires' largest urban green spaces.

From our first visit, we recognized the unit’s potential. Its north-facing orientation ensured abundant natural light throughout the day, while its untouched condition offered a rare opportunity to shape the space from a clean and flexible starting point, free from previous interventions or constraints.

We also identified an underutilized double-height space that presented an opportunity to expand the apartment’s functional area. By incorporating a custom-designed mezzanine, this previously unused volume was transformed into a dedicated workspace and reading area, increasing the usable square footage while enriching the spatial experience of the home. Beyond adding floor area, the intervention strengthens the relationship between the different levels of the apartment and introduces a more dynamic spatial sequence, creating visual connections across the interior.

The comprehensive renovation of the apartment provided significant design flexibility. Taking three defining elements as a starting point—exposed concrete, black aluminum, and travertine marble flooring—the material and color palette was carefully curated to establish a cohesive and balanced interior atmosphere. New finishes and furnishings were selected to complement these existing materials, reinforcing their presence while contributing warmth, texture, and visual continuity throughout the space.

By optimizing the existing layout and minimizing circulation and residual spaces, the project maximizes the usable area, allowing the apartment to be perceived as larger and more generous than its actual footprint. The design prioritizes functionality and adaptability, ensuring that every square meter contributes meaningfully to everyday life.

Particular emphasis was placed on improving the apartment’s energy performance. As the unit operates entirely on electricity, high-efficiency air conditioning systems were installed to reduce energy consumption during everyday use. The north-facing orientation further contributes to comfort by maximizing daylight availability and reducing dependence on artificial lighting.

In addition, a detailed analysis of domestic hot water demand made it possible to optimize the operation of the water heating system. Through the implementation of programmable controls and Wi-Fi-enabled management technology, hot water production was adjusted to actual usage patterns, significantly reducing unnecessary energy consumption while maintaining user comfort.

The result is a contemporary living environment that combines spatial efficiency, material coherence, and improved environmental performance, enhancing both the quality of the space and the everyday experience of its occupants.
