Located in São Paulo’s Pinheiros district, Dynamic Pinheiros is a corporate building within a mixed-use development combining office, residential, and retail functions.
Positioned in an area with good access to public transportation and cycling infrastructure, the project addresses sustainability through mobility planning, industrialized construction methods, resource efficiency, and flexible workplace environments. The building achieved LEED v4 BD+C Core and Shell certification and incorporates measures intended to reduce construction impacts, improve operational efficiency, and support long-term adaptability.
Urban location and sustainable mobility
The project’s location in Pinheiros forms part of its environmental strategy. Situated within an established urban district served by public transportation and bicycle networks, the development supports alternatives to car-based commuting.
To support lower-carbon transportation choices, the building provides bicycle facilities, changing rooms, incentives for low-emission vehicles, and reduced parking provision compared with conventional office developments. Together, these measures encourage alternatives to private car use, helping to reduce transportation-related emissions.
At ground level, retail spaces activate the public realm and reinforce the mixed-use character of the neighborhood, contributing to a more walkable urban environment.
Prefabricated construction and material efficiency
Dynamic Pinheiros was conceived around prefabricated construction systems intended to improve construction efficiency and reduce material waste. The primary structure uses precast concrete manufactured under factory-controlled conditions, allowing tighter dimensional tolerances, reduced rework, more controlled material use, and shorter construction schedules.
Compared with conventional cast-in-place systems, the precast approach reduces dependence on temporary formwork and can limit on-site waste. The industrialized construction process also minimizes transport- and handling-related impacts associated with material losses.
The building envelope combines ProjetoAlumínio aluminum composite material (ACM) panels, extensive glazing, and vertical brise-soleil. The ACM panels use aluminum sheets containing 95 percent recycled content from post-consumer beverage cans and are designed to be recyclable at end of life, with the aluminum and core materials separated for reprocessing. The facade system also helps control solar heat gain while maintaining daylight access.
Facade design and performance
Environmental performance is supported through passive measures integrated into the building envelope. Continuous balconies, vertical brise-soleil, and integrated landscape planters provide shading and solar control while extending outdoor access for occupants.
The predominantly glazed facades are designed in conjunction with these shading elements to moderate heat gain while supporting daylight penetration. The ACM cladding forms part of this solar-control strategy, reducing thermal loads placed on cooling systems.
The project also underwent an enhanced commissioning process intended to optimize building-system performance. Water conservation measures include strategies to reduce indoor and outdoor consumption, together with rainwater harvesting and reuse systems.
Biophilic design and occupant well-being
The project incorporates vegetation across terraces, rooftop spaces, and landscaped areas surrounding the building. Rather than treating planting as an isolated feature, the design integrates outdoor spaces directly into the workplace environment.
Access to terraces and rooftop areas allows occupants to engage with planted environments while maintaining visual connections to the surrounding urban landscape. This strategy is intended to support environmental quality and occupant well-being within a dense metropolitan context.
Adaptability
A key sustainability strategy is the building’s structural organization. The use of large and mostly column-free floor plates can accommodate different workplace layouts over time.
This flexibility allows tenants from a variety of sectors—including healthcare, education, and office uses—to occupy the building with minimal structural modification. The ability to accommodate future program changes can reduce the likelihood of premature obsolescence and support a longer building lifespan.
The project therefore addresses sustainability not only through operational performance but also through adaptability, allowing future changes in workplace requirements without substantial reconstruction.

Dynamic Pinheiros incorporates several characteristics that support circular-economy principles. Precast concrete elements and industrialized aluminum facade systems can be more readily separated than many conventional assemblies built on site.
