Europe currently needs help with a shortage of apartments and the slow construction of residential projects. With the onset of COVID-19 and the post-Covid era, the pressure for housing has further increased due to hybrid work-from-home, which has become the standard for most occupations. As a result, many office buildings have begun to be converted into residential complexes. This brings challenges, where often unsuitable layouts, especially deep spaces without light, need to be transformed into bright living spaces.

This is also the case for our loft apartment project in the former Fluor office building. The design aimed to introduce new elements into the space while maintaining its raw industrial character. The apartment is therefore designed as an open-flowing space, into which we have inserted boxes of individual rooms and interior elements. Between these boxes flows the space of the apartment's living area, naturally starting at the front door.


Everything takes place between a concrete structure characterized by columns with wide heads and a concrete ceiling, as well as under the exposed building technologies - ventilation ducts, heating, and electrical wiring.

Two volumes are inserted into the center of the layout - two bedrooms. The smaller one is built from glass blocks with a built-in wardrobe and lowered ceiling. The larger bedroom has a glass wall facing the external facade of the building, a built-in wardrobe, and a connection to the bathroom space.

The main living area is situated by the external facade. The dominant feature of the space is a kitchen island with a natural stone countertop and a built-in block of kitchen cabinets and the living room. The chosen materials for the partition walls bring pleasant daylight into the bedrooms, mainly through glass partitions and glass blocks, providing a unique light atmosphere in the bedrooms.

The bathroom is designed with a combination of ceramic and marble tiles. The centerpiece is a free-standing bathtub, a designer sink made of Delft pottery, and an exposed concrete column of the house structure.

Everything is complemented by wooden flooring that connects the individual spaces. Everything harmonizes naturally together.
