ARC Rokkeveen is a small-scale apartment complex developed in co-commissioning. This means that future residents, through co-creation with the architect, developer, and construction company, have input into the design of their future homes. Using a flexible wireframe model, residents can choose the position within the building and the desired size of the apartment. Subsequently, in consultation with the architect, they can determine the layout of the home.
What is unique about ARC Rokkeveen is that, in addition to the layout of the home, residents can also choose from several options for the facade layout and outdoor spaces. This gives future residents influence over the architectural appearance of the building.
At an urban planning level, the ARC Rokkeveen apartment complex fits well into its location. The four-story section aligns with the adjacent existing eight-story apartment complex, while the three-story section matches the single-family homes to the east of the building. ARC Rokkeveen features a recognizable entrance opposite the parking spaces, ensuring a visible and user-friendly entryway.
The private outdoor spaces on the ground floor are designed as verandas elevated 30 cm above the public green area, creating a natural transition between public and private outdoor spaces. The verandas have an open character, using planters as boundaries, which enhances social interaction and street vitality. These planters extend into the facade and roof, adding necessary greenery to the building and integrating the surrounding public green space into the building in the form of a vertical garden.
Additionally, the building includes an internal bicycle storage area, with an average of four bicycle spaces per apartment, reducing the number of bicycles in public spaces and providing secure storage. An atrium at the heart of the building ensures that the common areas and apartment entrances receive natural daylight, creating a pleasant atmosphere.
For the architecture of the facades, a design guideline has been developed where the uniform identity of the building and the individual input of residents go hand in hand. This means that within a uniform grid of brick frames, individual customization is possible. Projecting balconies add plasticity to the facade, enhancing its identity and readability.
The Ground Floor is finished in black/grey brick, while the three upper floors are in green/grey brick, giving the building a distinct base and making the upper structure appear to 'float' above the dark lower base. In addition to brick, weathered wood has been chosen as a facade material. This wood is applied vertically in the solid facade panels and horizontally in the planters, creating a play of lines between the solid panels and the planters.
ARC Rokkeveen will be a BENG-certified apartment complex. Several measures contribute to this: Photovoltaic panels on the roof generate solar energy, reducing energy consumption, and the apartments are well-insulated with high-quality insulation materials and HR+++ glass. External sunshades and floor cooling ensure a comfortable indoor climate even in summer.
