15 years have passed since its realization. We have designed Farska zahrada for degree of building permit (2002). The subsequent implementation project was made by another architectural office because of lower fees. Thanks to the replacement of the designer in the final stages of the design activity - minor modifications have been made, but have fatal legal implications. The new project reduced window openings by a few centimeters, but the resulting street composition of the façade has become very dull and influenced the legal standards in terms of lighting and sunlight of the apartments.

 

Furthermore, as an author, I can say over the years that I would lower the houses by 1 floor today (a better transition link between the "socialist panel housing estate and the original" rural "historical urban structure). I also think that the assignment was so laced that at times we only had to perform the contract not to get into pseudo-legal problems.

 

It was specified (in percent units) how many bytes should be in one, two and multi-storey apartments. The manager of the investor and the contractor sat “behind our neck” and influenced many important aspects of construction on a very beautiful plot. Mostly, these were proposals making the implementation of the house cheaper. I still feel that there should be apartments with an area of ​​about 100-140 m2.

Urban-architectural design

 As was previously stated in the project documentation for the issue of the zoning decision on the sale of apartment buildings and the considered object of the sale property of the situational unit of the logical complementary contemporary urban structure. You can say that the houses form an intermediary between the panel socialist mansion and the historical part of the city district. Its mass will be manifested in panel construction. Due to economic conditions (eg very expensive foundation) smaller volumes would hardly be feasible for the investor.

 

Buildings will reduce the nice view from the pedestrian horizon.

 

On the contrary, the advantage of this solution is the release of the green area on the rest of the so-called Farska zahrada intended for the future public park, to which two passages between newly designed apartment buildings and in the future expected ramp or staircase from the southern corner of the plot. In the lower part of the area near the southern boundary of the development, we propose to create a new urban space in the form of a small square with a new store building forming a solid southern boundary of the park under consideration (see architectural situation in the drawing section).

 

The actual architectural design is limited to 3 simple almost cubic masses with flat roofs, lively with colorful superstructures of maisonettes with pergolas on terraces and presented light loggias from the southeast. Another architectural element is the expanding space between individual houses, due to the greater view (the "embrasure" principle) and the glimpse of the church with the old buildings. In order to compare relatively high terrain, leveling walls of exposed concrete are designed in front of the buildings. Those delimiting sidewalks with staircases at the entrance level.
