GeQ – das GesundheitsQuartier

GeQ, das Gesundheits.Quartier, is a building block for the ecological and healthy city. It is a place that promotes physical and mental health and wellbeing in the home and beyond; an inspiring (free) space for body, mind and soul. The wood-concrete hybrid construction creates sustainable living space in the highly dense city, which is otherwise only to be found in urban peripheral areas or in the countryside.

The location is in the immediate vicinity of the main train station and is characterized by the tracks in the northeast (street side) and the Helmut-Zilk-Park in the southwest. The exposed building with a clear structure creates an open connection between the street space and the park. Sustainability is also implemented in the intelligent system construction, which is characterized by wood. The construction is consciously represented in the city by the wooden facade.

Das Gesundheits.Quartier is built in a wood-concrete hybrid construction: The basement and the ground floor form the base of the building made of in-situ concrete, of which only the staircase and corridor area are continued in solid construction up to the top floor. The other components are made of timber frame construction, wood-concrete composite construction or lightweight construction.

The access is on the street side through a spacious foyer, which leads into the central aisle. An additional crossway is offered on the ground floor. On the upper floors, the central aisle is led to the north-eastern facade and is also illuminated via air spaces and skylights on the roof.

Public and flexible

The entire base, including the exposed basement, offers two high-quality commercial spaces on favorable terms and does not have private residential use. The mixed use enlivens the urban space and creates a heterogeneous spectrum of users.

The wood-concrete composite ceilings with a span of more than 7.5 m not only create residential floors that are flexible for decades, but also very adaptive commercial areas without load-bearing elements in the entire depth of the room.

The entire open space is designed without enclosures. The transition from public to private can be felt purely through a change of material. A high-quality furnished foyer forms the transition from private space to urban space and invites you to linger.

Build healthily

The wood hybrid construction binds CO2 and reduces primary energy consumption. The external sun protection and the rear-ventilated facade prevent overheating in summer. The access is naturally lit, the generous ceiling heights are up to 3.54 m on the ground floor and 2.79 m in the apartments.

Live healthy

You can feel good in the middle of wood, and the absence of harmful substances and pleasant humidity create a healthy living environment. The heart and circulation are less stressed and the body recovers faster. The exposed structure and the roof terrace provide light, air and sun for everyone.
