Renovation and erection of a single-storey rear extension for the lower ground floor level of a 4- storey Victorian terraced home in Central Hampstead, London NW3.
The client approached Brosh Architects to renovate and extend the lower ground floor with the aim for the space to work better in terms of layout, circulation, and the flow of natural light.
The kitchen was located near the lower ground entrance and faced onto the street with one window. A dining table was situated in the middle of the lower ground floor which interrupted the natural circulation flow in, out and around the space.
The family room faced towards the rear garden with small patio door. However, since the garden level was built so high up in relation to the living room, the garden was rarely used by the family.
Brosh Architects created a proposal to reverse the existing design layout by locating the kitchen space to the rear, facing towards the garden. The new design of the rear extension allowed for natural light to flow throughout the entire lower ground floor by maximising the rear opening and insertion of a skylight above the kitchen and dining area. The garden was lowered to the same level of the lower ground floor for easier access to the outside space.
The area under the staircase leading to the kitchen was cleverly re-designed with a versatile storage space for shoes, coats, garden chairs, washing machine & tumble dryer, heating system etc.
A new family / tv room was created within the old kitchen area where it is more suited for the naturally darker and cosier space. The entrance door was designed with concealed hinges and door frame, so it is unnoticeable when closed.
