The new residential building closes the striking block edge gap at the corner of Henriettenstrasse / Schulweg, which was previously occupied by a free-standing high bunker from World War II.
The building alignments and heights of the existing buildings south and west are taken up to a jump, which leads via a diagonal course of the floors above the raised first floor to the corner of the intersection and thus mediates to the nearest northern neighbor on the Schulweg
The building is staggered in a differentiated manner: the corner is taken up by a six-story volume, which is staggered back to the adjacent neighboring buildings both in the height development and in the building line. At the height of the visible full floors, the new building remains below the height of the deconstructed high bunker, completes the edge of the block and at the same time generates an acoustic added value inside the block.
A cantilevered 'shell component' leads from Ring 2 into Henriettenstraße and continues the theme of vertical staggering by diagonal alignment also in the horizontal plane. The result is a multi-layered building which, despite its size, integrates into its surroundings and speaks an independently homogeneous architectural language.
Facades
The facades are executed on the street sides as ETICS with clinker strip cladding and form a monolithic unit, which is staggered vertically and horizontally and which, by means of a self-supporting deflection, accentuates the street corner in a striking urbanistic manner. Individual window areas, which are optically drawn together by indented, anthracite-colored plaster surfaces, playfully interrupt this.
On the courtyard side, the facades are plastered and painted white so that the building has two faces - based on the motto: hard shell, soft core. The balconies will have glass balustrades in the areas visible from the street and anthracite-colored steel bar balustrades in the courtyard. With the help of bosses embedded in the plaster, the balcony slabs find their continuation in the wall surface, so that a horizontality is created here that integrates the balconies into the façade and they do not appear as foreign bodies.
Interior Organization
After dismantling the bunker and parts of the underground pipe bunker, an apartment building with 30 residential units between ~40m² and ~140m² and two commercial units on the first floor and mezzanine level was built.
The first residential floor is designed as a mezzanine floor, which provides the necessary distance to the street level, especially towards the way to school. With the exception of small studio apartments on the corner, all living spaces face south towards the quiet, green inner courtyard.
The two staircases are accessed from Henriettenstraße. The barrier-free accessibility of all relevant residential units is given.
The basement is accessed from the school path via a new access road and offers 21 parking spaces in an automatic car parking shelf system. The basement floors, which are accessible without barriers from the parking level and from the staircases, offer sufficient space for storage rooms, bicycle stands and building services.
Part of the technical installations and the enclosed roof outlets of the residential units on the 5th floor are accommodated in a roof structure (rooftop), which is set back from the attic so that it is not perceptible from street level.
Energy
The building is designed according to the KfW 70 standard. The apartments have decentralized ventilation without heat recovery, the commercial units with heat recovery.
A continuous, low flow of fresh air through the apartments is ensured by window rebate openings or outdoor air outlets (to the street) which make sense in terms of design.
Heating energy is supplied by district heating. The apartments are heated via underfloor heating that can be regulated room by room.
